Home equity line of credit (HELOC) vs.
second mortgage (HELOAN)

A home equity line of credit is similar to a credit card.  You are given a credit limit and you can use as much as you'd like.  The payment you make will be based on the amount you use.  For the first 10 years, you'll make interest only payments unless you decide to pay extra towards the principal balance.  After 10 years have passed, you'll make a fully amortized principal and interest payment, based over the next 20 years, to pay down the balance you've accumulated.  You'll no longer be able to draw against the line of credit, only repay.

A second mortgage is a fully amortized loan.  As soon as the home equity loan is opened, you'll begin making payments that go towards principal and interest over the designated amortization just like a regular first mortgage.
